Our Client
Our client is a private property investment and development group of companies based in Richmond. The business was originally established in the 1960’s and its activities are specifically focused on the M4 corridor/ Thames Valley markets.
The Role
They are now looking for a Part Time Commercial Property Manager to join their established team. Supporting the Senior Asset Manager and MD, you will oversee the daily operations of a portfolio of commercial properties ensuring smooth management, safety, security, and the maintenance of all building facilities. This is a hands-on role, ideal for someone with initiative, drive, and attention to detail.
KEY RESPONSIBILITIES:
Portfolio Management
- Act as primary contact for occupiers and contractors
- Oversee all maintenance and repairs, including regular inspections of properties
- Create and manage service charges. Set property budgets. Monitor costs.
- Oversee business rates for vacant properties.
Tenant Relations
- Build strong relationships with occupiers, contractors and service providers.
- Ensure responsive service delivery, customer satisfaction and value for money.
Lease Administration
- Understand lease terms and support tenant fit-outs.
- Maintain key property, lease and compliance documentation, using the property management system.
Facilities & Maintenance
- Oversee maintenance, inspections, PPM and reactive repairs.
- Maintain oversight of building systems, including HVAC and MEPH.
Compliance & Risk Management
- Ensure compliance with health, safety, legal and regulatory requirements.
- Manage risk, insurance, security systems and emergency procedures.
- Oversee contractor compliance, safety inspections and records.
- Manage documentation, including O&M manuals & compliance records
The Candidate
- Proven experience in commercial property management.
- Relevant property, facilities or technical qualification.
- Sound knowledge of building operations, maintenance and compliance.
- Strong communication, organisational, and customer service skills
- Good Microsoft 365 skills (Word, Excel, Teams, Outlook)
- Full UK driving license / Car owner
The Terms
- Part-time role working 3 days per week
- Office based role in Richmond
- Willingness to travel to property sites (mileage paid)
- Salary £50k FTE
- Discretionary bonus
- 26 days holiday + bank holidays (pro-rated)
*Full time equivalent – actual salary will depend on hours worked
